Some months in Central Ohio reliably sell faster and closer to asking than others. Across more than a decade of closings, 425,697 sales grouped by the calendar month they closed, July closings turned around the quickest, and May closings held the most of their original asking price. Below is every month, ranked on both.

These are the months homes closed, weighted by how many closed. Because days on market run from the list date, each outcome traces to a listing about a month earlier. Read this as a pattern with a roughly one-month list-to-outcome lag, not a per-listing promise.
Seasonality is a tendency, not a guarantee: a well-priced home in a slower month can still outsell a mispriced one in a strong month. Months too thin to be reliable are shown but weren’t eligible to be crowned.
